Post Inspection
This type of Inspection is for individuals who may of bought a home “as is” due to low inventory or needing to close without contingencies. Always remember as a new home owner it’s never to late to have a Home Inspection. Contact me and I can be there anytime after closing to check the condition and safety of your new home. Once completed, your home inspection report will be presented to you. You don’t receive “passing” or “failing” with home inspection. It is simply a visual inspection of the safety, operations, and condition of your home. This will allow buyers and sellers to decide what the appropriate next steps are.
In scheduling your home inspection, because each home is different in size, it can be difficult to know exactly how long it will take but generally speaking, we ask that customers budget 2-3 hours in time for full inspection. We also recommend that all homes are inspected annually to make sure that no new problems have arisen.
Exterior
The inspector will examine the foundation of the home and the overall construction. An exterior inspection covers the roof, gutter system. It will also check surrounding landscape such as walkways, driveways, steps, decks, fencing and patios, etc and whether the landscape allows for proper drainage.
Interior
This part of the inspection covers everything from the chimney to skylights to the attic, basement, and walls, floors, crawlspaces and ceilings. Your inspector will point out any issues they find and include them in the home inspection report. Common issues include water damage, loose plaster, damaged fixtures, cracks, and more…
Electrical
Your inspector will check electrical components including light fixtures, electrical outlets, and major appliances.
Plumbing
Plumbing inspections covers bathroom and kitchen fixtures as well as the home’s water heating system.
HVAC
We will check the integrity of your home’s HVAC unit for proper function.
